Buildings that housed a former Stratford institution have been sold for £660,000.
The now vacant, 16th century Grade II* listed buildings, 19 and 20 High Street, were home to the infamous Hathaway Tea Rooms from 1931 to 2023.
The properties were due to be sold at Sheldon Bosley Knight’s (SBK) auction on May 24. It had a guide price of £600,000 but there were a number of offers presented to the vendor before the sale and they opted to sell pre-auction for £660,000.
A total of 18 lots from across Coventry and Warwickshire, Oxfordshire, Gloucestershire and Worcestershire featured in the Sheldon Bosley Knight (SBK) sale which took place at Stratford-upon-Avon Town Hall.
It was the biggest auction so far for the Midland-based business and saw an incredible £4.2 million raised from 14 lots which sold, with the average sale price 156.5% of guide price.
By far the standout lot was the land at Marraway Junction in Black Hill. With a guide price of £675,000, it offered 60 acres of arable farmland on the outskirts of Stratford-upon-Avon but far exceeded all expectations and went under the hammer for £1.3 million. Bidding was fierce with two separate bidders fighting it out. We understand the new owner is going to continue farming the site.
Other notable lots included Badham Motors at 96 Stratford Road in Honeybourne, near Evesham which achieved £525,000.
This had a number of buyers keen to acquire the versatile site. Options for the site included re-establishing a car garage, converting into another commercial unit, or seeking to redevelop for housing. We understand the new owner is going to use the site as a garage for his business.
SBK auctioneer Matt Burrows said: “This was our first auction to be held at our new home at Stratford-upon-Avon Town Hall.
“The room was very busy from the start and was full of hungry bidders who created a great atmosphere. More than 75% of the lots sold on the night, representing a whopping £4.2m worth of land and property, a truly memorable night!
“Buyers and sellers choose auctions due to the speed and security the route of sale offers. All lots that sold exchanged contracts on the night, and completion has been set for June 22. This means there are no delays in buyers getting hold of their new parcel of land or property, and sellers aren’t worried if the deal will complete or not, as the route offers a 99.99% success rate after the hammer falls.
